The least expensive residential sale was the sale of 9A Teasdale Circle, a 2 bedroom condominium property located in the Mid-Island area near the airport. The property was owned by a lender and was a foreclosure re-sale at $386,000.
During the month of April 34 Morey Lane in Siasconset was the most expensive sale at $3,900,000. The property had an over sized lot with a fully renovated 5 bedroom house, originally built around 1910, with distant views of the Atlantic ocean and plenty of room for expansion. It was first listed for sale in April 2013 at $4,495,000 and has been reduced to a list price of $4,295,000 at the time of sale. The property was on the market for 716 days.
As of the end of April, there have been a total of 115 sales for 2015, compared to 138 in 2014. The total dollars are just shy of $182 million, compared to $220 million at the end of April 2014. The average selling price of a residential property on Nantucket continues to rise: it is currently $1,946,000 compared to $1,612,000 one year ago. An interesting observation of 2015 sales thusfar is that more than one half (56%) of all sales have been under $1 million. This is largely due to an influx of inventory in the Mid-Island area. One thing we know for sure is that this balance will shift, radically, during the rest of 2015.
