Nantucket Island Market Analysis by Area: Tom Nevers

Tom Nevers is located about 6 miles east of Town and can be accessed by a bike path and the seasonal bus service.  Tom Nevers is a relatively flat area with access to an ocean surf beach.  On the west side of Tom Nevers Road the lots tend to be smaller and the houses clustered more closely together, many of them on the “alphabet streets”.  Unlike the ones on Beacon Hill, these do not go in order.  The east side of Tom Nevers Road, sometimes referred to as Tom Nevers East, generally has larger lot zoning ranging from 1 to 3 acres.  The closest store to Tom Nevers is in Siasconset Village approximately 1.5 miles to the east.

In the past 12 months there were 15 sales in Tom Nevers.  The average selling price was $1,286,867 and the median was $1,270,500.  The average days on the market was 267 days, about the same as the market average.

The least expensive sale in Tom Nevers was the sale of 21 Flintlock Road, a vacant lot of 1.2 acres that sold, after 1,141 days on the market, for $575,000.  At the time of the sale the property had been listed for $825,000.  The least expensive house sale was 28 Clarendon Street (on the alphabet street side), a 3 BR/2.5 BA on .36 acre that sold for $702,000.  The house had been listed for $649,000 and was a bank-owned short sale with interest from multiple buyers.  The most expensive sale was that of 9 Parsons Lane, a three acre parcel with a total of 6 BR/4.5 baths that sold for $2,250,000.  9 Parsons Lane had been listed for $2,395,000 and went under contract in a fast 55 days from list date.
There are currently 18 properties for sale in Tom Nevers ranging from $450,000 for a 1.16 acre vacant lot at 2 Gloucester Street to $6,995,000 for either 1 or 3 Elliott’s Way, large houses each with nearly three acres of ocean front land.  The average days on the market for Tom Nevers listings is 305 days, slightly higher than the market as a whole.
