Cisco and Hummock Pond are rural areas to the southwest of town and have become very popular due to the proximity to great south shore surf beaches, a brewery and distillery, a fish market and Bartlett’s Farm. It is an area that was historically agricultural and there are still a number of small farms, greenhouses and horses. The best news to come out of this year’s Town Meeting is that Cisco will be getting a long awaited bike path by 2014 which is the final major link in the island’s bike path infrastructure. The older homes in Cisco tended to modest in size and low to the ground. This has changed over time with many larger new homes.
There were 10 property sales in Hummock Pond/Cisco in 2011. The least expensive sale was 56 Hummock Pond Road, a ranch house on nearly acre and in need of a major renovation, selling for $473,250. The highest price paid for a property was the sale of 1 Falmouth Avenue, a 5 bedroom/4.5 bath home on a quarter of an acre very close to the beach with unobstructed views. The house was in very good condition and was separated from the ocean only by conservation land. This property sold for $3,100,000 and had been listed for 488 days at the time of the sale. The average selling price for the areas was $1,584,745 and the median selling price was $1,627,100. For Hummock Pond/Cisco, it took an average of 303 days to sell a property in 2011, slightly shorter than the market as a whole.
At this time there are 13 properties listed for sale in Hummock Pond and Cisco, 3 of which are parcels of vacant land. The land ranges from $695,000 for 11 Aurora Way a .15 acre lot at the end of a cul-de-sac, to $1,195,000 for a .29 acre lot in Nanahumacke, a subdivision located off of Hummock Pond Road. The least expensive house currently on the market in the area is 35 Millbrook Road, listed at $895,000. It is a 3 bedroom, 3 bath home on a half-acre lot located next to a farm. The average list price in these area is $1,957,308 and the median list price is $1,625,000. The average days on the market is 448 days, quite a bit longer than the market average.
