Here are some very helpful suggestions when buying a home on the island:

  • Cell Phone Service: Believe it or not the island has some areas with very weak signals. Double check your location if this is important for you.
  •  Internet Service:  The island is not 100% serviced by cable TV and internet.  Definitely ask about the service for the property.
  •  Land Bank Fee: there is an additional 2% charge on the purchase price of the property.  Be very aware and plan ahead for this.
  •  Insurance:  since most homes are within a mile to the ocean, the rates are higher and there will be additional charges if the property is in a flood zone.  Also, 2nd homes typically pay more for homeowner insurance since the home is not occupied full time.
  •  Ask about any home owner’s association fees, road maintenance fees or annual septic system inspection fees.
