Nantucket: January Sales 2013

There were 11 sales on Nantucket for the month of January, down from 16 in January 2012.  The decrease is due to the large number of closings (71 sales) that were scheduled for December 2012, largely because of the proposed changes in estate planning and tax regulations.  The total dollars represented by the 11 sales was $27,164,000;  in 2012 it was $20,832,000.

The least expensive house sale in January was 1 Polliwog Pond Road, 2 bedroom condominium property, located just to the west of Town, that sold for $340,000.  The least expensive land sale was the sale of 21 Golfview Drive, a half-acre lot overlooking Bartlett Farm, that sold for $325,000.  The most expensive sale in January was the sale of 51, 53 and 55 Squam Road, an estate with oceanfront and two extra lots, selling for $20,000,000.  This very large sale brings the average selling price for a Nantucket property up to $2,469,409.  The average selling price of a Nantucket property as of the end of 2012 was just over $1,200,000.
