Nantucket Island Market Analysis by Area: Brant Point

We are going to do an analysis of market data for each area on Nantucket, starting with Brant Point. Brant Point has the appeal of being both close to town and close to harbor and Nantucket Sound beaches. It is an area in very high demand for vacation renters. In the past 12 months there were 13 sales in Brant Point. The average selling price was $1,624,000, 3% above the market as a whole. The median selling price was $1,300,000, 30% above the market as a whole. The average days on market was 212 days – 15% faster than the entire market for the same time period.

The average selling price in Brant Point, as a percentage of list price, was 89% slightly down from the market as a whole. This would indicate somewhat aggressive pricing for this area that is in such high demand.

The least expensive sale was 10 Cornish Street, a tiny 1 BR/1 BA home that was listed for $425,000 and sold for $400,000. The initial list price was $699,000. The most expensive Brant Point sale was 54 Hulbert Avenue, a 7BR/3 BA home on the non-water side of Hulbert Avenue on a private lot and with water views. 54 Hulbert Avenue was listed for $4,500,000 and sold right away for full price.

There are currently 18 properties for sale in Brant Point ranging from $995,000 for 8 Stone Barn Inn, a condominium near Jetties Beach to $17,500,000 for 39 Hulbert Avenue a 5 BR/5 BA waterfront home on .25 acre that has been very well-maintained.
