There have been 56 closings since July 1, the majority being the sale of single family homes (32). There were 12 land sales, 9 condo sales, 2 commercial and 1 multi-family home. The median price was $899,000 and the average price was $1,649,428. The selling price, for these closings, as a percentage of list price was 94%. Most astounding was the average months on the market which was down to less than 5 months.
The least expensive sale was a 5,000 s.f. lot located in the Mid-Island area at 6 Flint Road and the most expensive sale was the sale of 15 Sherburne Turnpike, a waterfront property in the Cliff area.
