Surprisingly, for this time of the year, there are still over 100 pending sales on Nantucket. The average list price for these pending sales is over $1,800,000. As of the end of the 3rd quarter, the average selling price was just under $1,500,000. This clearly indicates what we have been experiencing “in the field” – the higher priced properties tend to close in the 4th quarter and, once again, Nantucket is experiencing property appreciation. We will have a more accurate picture of exactly how much by the end of 2013.
