Nantucket Island Market Analysis by Area: Town

There is no place else in the country like the Town of Nantucket. With over 600 historic structures that predate the Civil War, the charm of our Main Street and dining and shopping unlike anyplace else, town remains attractive for residents and visitors alike. In the past 12 months there were 77 sales of properties in Town. The average selling price was $1,459,242 and the median selling price was $1,170,000. The average days on market was 255 days, tracking about the same as the market as a whole.

The average selling price as a percentage of list price was 90%, again the same as the entire market and the average selling price as a percentage of assessed value is 95%, slightly better than the market as a whole. The least expensive sale in town was a 1 BR condominium unit in the Captain Gardner House on Centre Street, purchased back by the lender for $275,000. The least expensive sale of a single family home in Town was 14 Cherry Street, a 3 BR/2 BA bank-owned property that sold for $325,000. The most expensive in-town sale was 3 Fair Street, a large home with a pool, that was listed for $4,995,000 and sold for $4,535,000.

There are currently 132 properties listed for sale in town ranging from $262,350 for a bank-owned unit at the Captain Gardner House (again!) with 1 bedroom and 1 bath to 30 Orange Street, a renovated Whaling Captain’s Home with views of the harbor, listed at $25,000,000.
