Nantucket Real Estate: Month of February 2015

The numbers are in for the very short month of February and there were 24 sales for a total of $52 million.  This compares to 30 sales in 2014 for a total of $61 million.  For a complete list of transactions in February please click here:  2015-02 LINK Data.

The least expensive residential sale was 6 Allen’s Lane, one-half of a duplex property located in the Mid-Island area, selling for $430,000.  One-half duplex with over 1,100 square feet of living space. Two bedrooms and an office, living room and eat-in kitchen with a sliding door leading to a deck and large yard. Ground cover remaining. Convenient and central location.

The most expensive sale was 10 & 12 Monomoy Creek Road, selling for $8,100,000. The property had been listed at $8,750,000 at the time of the sale.  This beautifully situated property sits at the end of Monomoy Creek Road. The oversized lot offers privacy, beautiful views of the harbor and the creeks, and generous ground cover for expansion. The abutting Nantucket Conservation Foundation property includes a footpath a few hundred feet down to a secluded harbor beach.

To date in 2015, there have been 61 sales for a total of $121,460,000, compared to 69 sales for $123,531,000 in 2014.  The average selling price is on the rise – it is currently $1,790,000, an increase of over 11% from 2014 at this time.  For a snap shot of the activity year-to-date:
