Nantucket Island Market Analysis by Area: Wauwinet

Wauwinet is a very quiet area located about 8 miles to the east of  Town. It is situated on a spit of land running between Nantucket Harbor and the Atlantic Ocean, offering access to both for swimming, sailing and fishing.  Wauwinet is also home to The Wauwinet, a high-end hotel/resort.  Lot sizes range from very small with beach houses clustered close together to larger lots with more recently built homes.  The area of Wauwinet includes not only the village but larger tracts of surrounding land, much of which is owned by various conservation groups.  In the past 12 months there were only 3 properties that sold in Wauwinet. 

The average selling price as a percentage of list price was 76%, lower than the market as a whole which is at 92%. The average selling price as a percentage of assessed value is 86%, also slightly lower than the market average of 90%.

The least expensive Wauwinet sale was 9 Eat Fire Spring Road, a single family home on 2.88 acres with 4 bedrooms and 3 baths.  It has been listed at $2,475,000 and sold for $2,275,000 after 132 days on the market.  The most expensive sale in Wauwinet was 16 Medouie Creek, a vacant parcel of land of 31.60 acres with direct waterfront access on Nantucket Harbor.  It was listed for $12,000,000 and sold, after 22 days, for $8,000,000.

There are currently 10 properties for sale in Wauwinet ranging from $1,420,000 a modest house on 3.29 acres with no water access or views to 143 Wauwinet Road, a custom-built beach house on the spit of sand on the way to Great Point that has been listed for sale for 1,753 days!
