Nantucket Island Market Analysis by Area: Dionis

Dionis is a pastoral area located about 3 miles to the west of town.  The area has a large amount of waterfront property located on Nantucket Sound and large-lot zoning with lots ranging from 1 to 2 acres.  In the past 12 months there were 8 sales of properties in Dionis.  The average selling price was $5,905,000 and the median selling price was $4,921,666. This so high because 2 of the sales were over $11 million.  The average days on market was 274 days, slightly longer than the market as a whole.

The average selling price as a percentage of list price was 92%, slightly higher than the market as a whole and the average selling price as a percentage of assessed value is 112%, considerably higher than the market as a whole.

The least expensive sale in Dionis was 7 Swift Rock Road, purchased for $710,000.  It had been listed for $849,000 at the same of the sale.  It was a modest ranch-style 3 bedroom, 1.5 bath home located on one acre on the non-water side of Eel Point Road.  The most expensive Dionis sale was 15 Trsitram’s Avenue, a 4.2 acre property with multiple buildings in the same family for generations, located directly on Nantucket Sound.  It had been listed for $25,000,000 and sold quickly for $17,000,000.

There are currently10 properties for sale in Dionis ranging from $1,095,000 for 16 Swift Rock Road, a 2 bedroom, 2 bath ranch style home on one acre to $16,900,000 for 212 and 214 Eel Point Road, almost 7 acres with water views and access.
