The Cliff area is the area just to the west of Town and Brant Point, so-called because of the rise in elevation from sea-level. One of the appeals of the Cliff is the proximity to Town and also to calm water beaches such as Jetties located on Nantucket Sound. Many parts of the Cliff are as densely built as Nantucket Town although the farther out from Town one goes, the larger the lots are and the more pastoral it becomes.
In the past 12 months there were 22 sales in the Cliff area. The average selling price as a percentage of list price was 90%, slightly lower than the market as a whole which is at 92%. The average selling price as a percentage of assessed value is 89%, also slightly lower than the market average of 90%.
The least expensive sale in the Cliff Area was 7 Delaney Road, a single family home with 3 BR/3 BA on a .22 acre lot that had been listed at $975,000 and sold for $840,000 after 264 days on the market. The most expensive sale in the Cliff area was the sale of 9.12 waterfront acres of vacant land located near Tupancy at Chase Links. The land was listed for $17,500,000 and sold for $15,500,000 after 229 days on the market. The most expensive house sale was 3 Sherburne Turnpike, a newer 5 BR/5 BA home with access to Steps Beach. This property had been listed at $6,750,000 and sold for $6,450,000 after only 83 days on the market.
There are currently 25 properties for sale in the Cliff area ranging from $719,000 for a 2 BR/2BA condominium at the Captain McKay house at 8 Cliff Road (listed for 1,280 days) to 25 Lincoln Circle, a large estate with a main house, cottage and pool on the water. 25 Lincoln Circle is listed for $19,995,000, down from the original price of $23,750,000 and listed for 592 days!
